The request includes step 2, the notarized pre-contract (step 3), certificate of land registry, proof of buyer citizenship (passport) and a power of attorney for Croatian representatives of foreigners who have yet to live in Croatia. Again, the pre-contract is a must in case this request is denied, as opposed to the buyer purchasing the land through just one sales contract, which is asking for trouble.

Sixth is to register the purchase with the land registry (Ure?ena Zemlja) which requires the notarized full contract, the approval from the ministry of justice, proof of citizenship and again a power of attorney for a Croatian representative. There’s still the matter of their approval, because it is imperative that all the documents are in order.
